We're delighted to welcome you to Sage House, your home away from home on the beautiful Nature Island of Dominica. Our hope is that you feel comfortable, relaxed, and connected to the natural beauty around you. To help keep Sage House a peaceful and special place for everyone, we ask that you observe a few simple guidelines.
Treat Sage House like home
- Please care for the house, furnishings, linens, and décor as you would your own. We've thoughtfully prepared the space for your stay and appreciate your help keeping it beautiful.
Check-in & check-out
- Please observe your confirmed check-in and check-out times. If you need additional time, contact us in advance so we can do our best to accommodate you.
- Before departure, please leave the house reasonably tidy, wash any used dishes, and place rubbish in the designated bins.
Respect our neighbors
- Sage House is a place to unwind. Please be considerate of the surrounding community, keep music and noise at a reasonable level, and observe quiet hours from 10:00 pm to 8:00 am.
Registered guests only
- Only guests included in the reservation may stay overnight. Please obtain approval before inviting additional visitors or hosting gatherings.
Smoking & candles
- Smoking and vaping are not permitted inside the house.
- Please do not burn candles, incense, or other open flames indoors.
Electricity & water
- Please help us conserve the island's resources. Turn off lights, fans, and air-conditioning when leaving the house, and avoid leaving water running unnecessarily.
- Please report any water interruptions, electrical issues, or unusual changes in service to us promptly.
Doors, windows & security
- Please lock doors and secure windows whenever leaving the property.
Pool area — under development
- Our pool area is currently a work in progress and is not yet ready for guest use. For your safety, please do not enter, use, climb on, or tamper with the pool or any equipment, materials, or construction areas surrounding it.
- Please keep children away from the pool area.
- We appreciate your understanding as we continue preparing this space for future enjoyment.
Nature & wildlife
- Dominica is a beautiful, living ecosystem. Please enjoy the tropical gardens and surrounding wildlife respectfully.
Kitchen & food
- You are welcome to enjoy the kitchen during your stay. Please clean up after cooking, store food securely, and avoid leaving perishable items out overnight.
Waste & recycling
- Please use the designated bins and follow the waste-disposal instructions provided at the house. Kindly avoid leaving rubbish outdoors, where it may attract insects or animals.
Damage & maintenance
- Accidents happen. If something breaks, gets damaged, or stops working, please let us know as soon as possible so we can address it. We appreciate honesty and prompt communication.
- Please do not attempt repairs or move heavy furniture without permission.
Respect the property
- Please do not remove household items, furnishings, artwork, or linens from the house.
Security & outdoor cameras
- For the safety and security of our guests and property, outdoor security cameras are installed in designated exterior areas.
- Cameras are for outdoor security only and do not monitor the interior of the house or private indoor spaces.

Cancellation policy.
We understand that plans change. Our cancellation terms are designed to be fair to both guests and hosts.
More than 60 days before check-in
Full refund of any deposit paid, minus a small processing fee.
30 – 60 days before check-in
50% refund of the total booking amount.
Less than 30 days before check-in
No refund. We strongly recommend travel insurance for all bookings.
Bookings via Airbnb
Airbnb's own cancellation policy applies. Please refer to your booking confirmation for the specific terms.
Force majeure
In the event of a hurricane warning, natural disaster, or government travel restriction, we will work with you to reschedule or issue a credit.
Travel insurance is strongly recommended for all stays. We are happy to provide documentation to support any insurance claim.
